When considering the purchase of a commercial property, it is wise to have it inspected to determine the status of environmental conditions at the site. An ASTM Phase I Site Assessment will reveal any "recognizable environmental conditions" or RECs, on or nearby the property. A Phase II Site Assessment is the next step; an inspection that may include sampling and other analytical procedures to determine the extent of found potential problems.
